Why You Should Avoid "Free List" Websites (And Choose a Local Advisor Instead)

You Google "assisted living near me" or "memory care near me." The top results are almost always large national websites promising a "free list" of communities for your loved one. You fill out the form. Within minutes, your phone starts ringing. Within an hour, your inbox has 12 emails. Within a day, you're getting voicemails from communities you've never heard of in cities you don't live in.

I'm Curtis, founder of Harbor Senior Placement. Families come to Harbor every week after going through that gauntlet. Here's what's actually happening behind the form — and why working with a local advisor like Harbor is a fundamentally different experience.

How "Free List" Websites Actually Work

The free list websites aren't really senior living advisors. They're lead-generation companies. Their business model is simple:

  1. You fill out a form.

  2. Your contact information is sold or shared with multiple senior living communities — sometimes 8 or more.

  3. Each of those communities now has a sales team aggressively pursuing your family.

  4. The website gets paid by the community when someone moves in, regardless of fit.

This is why the call volume is so intense. You aren't being matched to one community — you're being auctioned to many. The communities paying the most for leads (often the ones with empty units they need to fill) get to you first.

What That Means for Your Family

Three real consequences Harbor sees weekly:

1. Spam calls and emails for weeks. Your information doesn't get deleted after the first round of calls. It often gets resold. Families I work with tell me they're still getting calls from communities six months later — communities they never spoke to and never toured.

A national lead-gen website is paid for sending leads. Their job is volume. The more contact info they sell, the more they make. Quality of fit doesn't change their revenue much.
